Good condition implies that occupants can settle in with only minor aesthetic fixes, like fresh painting.

As a result, these reports suit properties from the 1920s to now, unexpanded, preserved adequately, and not exceeding five bedrooms in size.

The document provides clear guidance, avoiding extensive technical details. Major defects are recorded, although insignificant items including ornamentation and cosmetic flaws are not delved into deeply. A ‘traffic light indicator’ is applied to every segment; red for ‘Beware’ and green for satisfactory.

Should a red code be flagged, straightforward and simple directives are issued, which may imply requiring another survey (from a dedicated company, say) for acquiring a genuine appraisal to rectify or exchange that portion of the building.
