RICS recommends Homebuyer Reports for properties constructed in recently, featuring conventional building methods and seeming to be in good condition.

Good condition implies that moving in requires only superficial enhancements, such as redecorating.

Consequently, Homebuyer Reports are generally appropriate for homes built from the 1920s onwards, without extensions, kept to an acceptable level, and limited to five bedrooms at most.

The assessment presents plain advice, bypassing drawn-out specialised expositions. Significant problems will be noted, though minor aspects like décor and superficial items won’t receive detailed attention. Every section features a ‘traffic light rating’; red meaning ‘Beware’ and green indicating satisfactory.

When a red indicator is shown, plain and uncomplicated suggestions are provided, potentially indicating the necessity for a supplementary evaluation (e.g., by a specialised organisation) to secure a sensible cost for mending or substituting that section of the structure.

Note: Systems for electricity, gas, oil, water, and drainage are only looked at visually, and relevant competent experts must be appointed.
